I am a full-time REALTOR® in Southern Colorado (Colorado Springs, Monument and Fountain) and am the co-owner of the Wagner iTeam with my husband, Derek. The Wagner iTeam is one of the top producing teams in the area, with almost 100% of our new (non-referral, non-past clients) coming from our internet presence and our blog/website Colorado Springs Real Estate Connection.

Derek and I are parents to 2 young sons and enjoy the freedom of time that real estate and real estate training/coaching gives us with our family. Before real estate I spent several years in the special education field, where I worked closely with both talented and gifted children with learning disabilities and children with Autism, as well as adults with developmental disabilities. My passion is helping people learn and grow in whatever avenues they choose to pursue.

Derek and Mariana Wagner

I have been an active real estate blogger since 2006, starting my blogging on Active Rain (mid-2006) and migrating to our own custom blog in mid-2007.  I have been a real estate trainer for Keller Williams since 2005, focusing on Internet Lead Generation. In 2008 I became a real estate technology coach. Through both training and coaching, I help real estate agents increase their business through effective online lead generation and blogging.

Blogs I Write For:

Colorado Springs Real Estate Connection - Real Estate information for Colorado Springs home buyers and sellers. This site is the main source for new business for our team.

Colorado Springs Real Estate Connection

Living in Greenhaven - Highly localized neighborhood blog for a pocket neighborhood (250 homes)  in eastern Colorado Springs. I use this blog to communicate with my “farm” regarding the real estate market and anything else that the homeowners would find useful. We get about 1-2 clients a year from this blog. (Built on the FREE Wordpress.com platform and ranks #1 and #2 on Google for all Greenhaven-related search terms.)

Stetson Hills Real Estate Blog - This is another neighborhood blog that I started for a large newer neighborhood in eastern Colorado Springs (about 3,500 homes). This blog has a funny history. I did NOT start this blog with the intent to get business from it. I just wanted to show Keller Williams agents how easy it was to set up a blog on the KW-promoted Featured Blog platform (Realtor.com/Top Producer platform) and additionally, wanted to see how quickly I could get that blog (and the website it supported) to rank in the search engines for Stetson Hills - related search terms. The blog started ranking #1 in Google in less than 3 months with less than 10 posts up. This is the blog that I use in all of my real estate blogging demonstrations and we get about 6 clients a year from this blog.

Random Real Estate Blog Info - It is exactly that: a blog with all the random real estate blog info that I feel like sharing with anyone who will read it. This blog started out as www.myKWblog.com and was a place where I shared Keller Williams info and communicated useful information with other tech-savvy KW agents. It has since morphed into a blog with no direct affiliation with KW.

Agent Genius - I was invited to write for this international agent-to-agent blog in 2007, and have been a contributor ever since. This blog is one of the BEST resources for any person in the real estate industry - a place to learn about new products and ideas … and learn from each other.
